A CP12 — formally known as a Gas Safety Record — is an annual inspection carried out by a Gas Safe Registered engineer. During the visit, your engineer will check every gas appliance and flue in the property, inspect the gas pipework for leaks or deterioration, and confirm that everything is operating safely within the manufacturer's tolerances. Once the inspection is complete, you'll receive your official Gas Safety Certificate, which you're legally required to provide to your tenants within 28 days and retain a copy of for at least two years.
